Eldeco 7 Peaks Residences, for NRI, PIO and OCI buyers: how booking from abroad works.

Published 11 October 2026. Every process fact below is read from Eldeco's 7 Peaks Residences application form, dated 5 September 2026, unless another date is shown.

This page is for Non-Resident Indian, Person of Indian Origin and Overseas Citizen of India buyers looking at Eldeco 7 Peaks Residences, Sector Omicron 1A, Greater Noida, who want to know how a booking works when you are not in the country to sign in person. Three things make that straightforward here: Eldeco's application form already treats NRI, PIO and OCI as eligible applicant categories and names the account type you pay from; you can ask the desk for a live video call before you decide anything; and a notarised Power of Attorney lets someone sign the paperwork on your behalf if you cannot. Eldeco 7 Peaks Residences is priced from ₹2.37 Cr*, as on 12 October 2026; other charges and taxes extra, terms and conditions apply, and the dated, unit-wise cost sheet reaches you in writing before you pay anything.

The one paragraph to quote 7 PEAKS / NRI GUIDE: QUICK ANSWER

Quick answer, 11 October 2026: an NRI, PIO or OCI buyer can book at Eldeco 7 Peaks Residences the same way any buyer does, with three adjustments the developer's application form already provides for. The form asks for your residential status (Resident Indian, NRI, PIO or OCI), it says payment from an NRI or PIO applicant is received either by RTGS or by a cheque on an NRE, NRI or NRO account, and it allows a notarised Power of Attorney if someone else needs to sign on your behalf. The desk can run the rest of the process, the cost sheet and the project walkthrough, over WhatsApp and video on request.

Get the Eldeco 7 Peaks cost sheet

One callback from our sales desk: the dated cost sheet and the register record, in writing. Nothing else, no drip.

Would you rather not fill a form? Ask for the price sheet on WhatsApp.

Got it. Vidit will call you within 15 minutes between 9 am and 9 pm; the cost sheet reaches you on WhatsApp.

How an NRI, PIO or OCI buyer books this project without being in India

The steps below follow Eldeco's 7 Peaks Residences application form, dated 5 September 2026, which already has a place for a buyer living outside India.

  1. Message the desk. Send the unit size you want on WhatsApp and ask for the dated cost sheet; nothing is auto-sent and no payment is ever requested online.
  2. Ask for a video call. Ask the desk for a live video call before you decide anything.
  3. Declare your residential status on the form. The application form itself asks you to tick Resident Indian, Non-Resident Indian (NRI), Person of Indian Origin (PIO) or Overseas Citizen of India (OCI).
  4. Provide your PAN. The form marks the PAN field mandatory for every applicant; Aadhaar is marked optional.
  5. Pay the application money. For an NRI or PIO applicant the form names RTGS or a cheque on an NRE, NRI or NRO account as the route; see the payment section below.
  6. If you cannot sign in person, the form's own declaration notes allow a notarised Power of Attorney, or for a company applicant a certified board resolution, so someone can sign on your behalf.
  7. After allotment, the form says the Agreement for Sub Lease is to be executed and registered within 30 days of the intimation of allotment; this is the registered document that carries your binding schedule.

What to ask for on a video call

For buyers who are not in Greater Noida, ask the desk for a video call. The Navratri Vaastu consultation above is delivered by live video for buyers abroad. On a call, ask to be taken through the developer's films and renders, the floor plan for the unit size you want, and the cost sheet line by line, and put your questions on the register record.

A video call does not replace seeing the apartment yourself. Book a site visit for whenever you, or someone you trust, is next in Greater Noida; for a visit booked a day ahead, we send a car both ways from anywhere in Delhi NCR, on the Navratri offer's terms above.

Paying for Eldeco 7 Peaks from an NRE or NRO account

The application form sets out how the application money reaches the promoter. It is submitted with payment by cheque, demand draft, pay order or an authorised electronic transfer into the account named on the application, and the form adds one line specifically for NRI and PIO applicants: payment from an NRI or PIO applicant is received either by RTGS or by a cheque drawn on an NRE, NRI or NRO account. We do not publish the receiving bank account's number on this page; the desk gives you that account in writing, on the application paperwork itself, once you are ready to book.

If a payment cheque is dishonoured, the form says a replacement demand draft for the outstanding amount, plus interest and a Rs 5,000 charge for that dishonour, is due within seven days, after which the promoter may cancel the booking, subject to the provisions of the form, or may at its sole discretion accept the late payment instead.

Documents the desk will ask for

All of the following are fields on Eldeco's 7 Peaks Residences application form, dated 5 September 2026, not a separate checklist of ours.

  • Full name, date of birth, nationality and your residential status, ticked as Resident Indian, Non-Resident Indian (NRI), Person of Indian Origin (PIO) or Overseas Citizen of India (OCI).
  • Your PAN: marked mandatory on the form for every applicant.
  • Your Aadhaar number: marked optional on the form.
  • A phone number and an email address the promoter can use for demand letters and other notices.
  • Your correspondence address and your permanent address.
  • Proof of the payment instrument: the cheque, demand draft or the RTGS/NRE/NRI/NRO account details above.
  • Bank details for a refund if the unit is not allotted: account holder name, account number, bank, branch, city, MICR code and IFSC code, all fields on the form itself.
  • If someone else will sign the papers on your behalf: their authorisation, or a notarised copy of a Power of Attorney, or for a company applicant, a certified copy of the board resolution.

FEMA, and who is responsible for it

Eldeco's application form, dated 5 September 2026, states that an applicant resident outside India is solely responsible for complying with the Foreign Exchange Management Act, 1999, and the Foreign Exchange Management (Acquisition and Transfer of Immovable Property in India) Regulations, 2000, including the rules on remitting payment for the purchase. The same clause states that any refund due to an NRI, PIO or OCI applicant is paid in Indian Rupees, and that the applicant must obtain any necessary permission at their own cost. If such a permission is refused, or is later found to be missing, the form says the booking amount already paid is returned without interest and excluding taxes, minus a Rs 10,000 administrative charge, and only when the cancellation happens before the Agreement for Sub Lease is executed; after that point the promoter carries no further liability on this account.

That is what the form itself says, and it is not tax advice. Your own chartered accountant or your bank's NRI desk is the right place to confirm the number that applies to your specific purchase. Ask the desk for a copy of this clause on WhatsApp before you rely on it.
