Eldeco's price list, dated 22 August 2026, names the account that collects buyer payments for this project rather than a generic company account: Eldeco Homes Developers Ltd Coll A/C for Eldeco 7 Peaks Residences ESC, at HDFC Bank, branch Plot No 3, Eldeco Studio Apartment, Sector 93A, Noida. The price list names this account for buyer payments to this project rather than a general company account. The project itself is registered as UPRERAPRJ106523/01/2026.

The account number and the IFSC code are not published here. Take them from the developer's payment instruction, and read them back against your own registered agreement before you transfer anything.

What the 70 percent rule actually requires

Section 4(2)(l)(D) of the RERA Act 2016 requires a promoter to deposit seventy percent of the amounts it realises from allottees, from time to time, in a separate account at a scheduled bank, to be used only to cover the cost of construction and the cost of the land for that project. The promoter can withdraw from that account only in proportion to the percentage of the project that is complete, under Section 4(2)(l)(D) of the RERA Act 2016. The rule exists so that money paid toward one building cannot simply move into another project or into a promoter's general accounts.

The Act requires that separate account; the price list of 22 August 2026 names a collection account for this project. Ask the desk, in writing, which account the Act's seventy percent is held in, and confirm it against your registered agreement. The rule does not cover the remaining share outside that seventy percent. It is one working part of the Act, alongside the registration itself, that a buyer can ask about and check rather than take on trust. How to check that a payment receipt matches

Before you pay anything, and again after, run through these five checks.

1. Read the payee name printed on your own transfer confirmation or cheque counterfoil, and compare it, word for word, to Eldeco Homes Developers Ltd Coll A/C for Eldeco 7 Peaks Residences ESC. A shortened name, a different suffix, or a sales executive's personal account is not this account.
2. Confirm the receiving bank reads HDFC Bank, at the branch named above in Sector 93A, Noida.
3. Ask the desk to confirm the exact account number and IFSC code on WhatsApp or by email before you transfer anything, and keep that message.
4. Once the money is sent, ask for and keep a receipt that names you, the amount, the date and your application or booking number.
5. If any instruction asks you to pay an individual, stop. If a bank or branch differs from the payment instruction in your registered agreement, confirm it in writing with the developer before paying a rupee.

What to ask for in writing before you pay

Ask for four things, in writing, before the first transfer: the dated cost sheet, which sets out every charge head that sits on top of the price, with the full schedule by milestone on the Eldeco 7 Peaks payment plan page; the escrow account number and IFSC code, confirmed against this page; the proforma Agreement for Sale, the draft contract filed with the register and described on the Eldeco 7 Peaks RERA page; and a receipt for every payment that quotes your application or booking number against the amount and the date. Never pay any individual, and never more than 10% of the price before a registered Agreement for Sale, which is the ceiling Section 13(1) of the RERA Act 2016 sets.
