What does the invitation to “The 7 Peak Privé” say?

The developer's invitation names the event “The 7 Peak Privé”, set for Saturday and Sunday, 12 and 13 September 2026, from 11 AM onwards, at the Eldeco Experience Centre, Omicron 1A, Greater Noida. The creative carries the tagline “3 & 4 BR oxy rich residences”, and beneath it the line “Step into a life that rises above the ordinary.” Both are quoted here exactly as printed on the invitation.

The invitation also carries the project's UP-RERA registration number, UPRERAPRJ106523/01/2026, and its launch date, 28 January 2026, alongside the register's website, www.up-rera.in. This page is a dated record of what the invitation says and of what our desk found on a visit ahead of the weekend, not a live booking form.

What is the “Pay 10%” scheme, and what does its own disclaimer say?

The invitation prints “Pay 10%** now and nothing for 24 months”, with Tata Capital Housing Finance named as scheme partner. Read the disclaimer printed next to it before reading the headline as a discount, because it explains the mechanism precisely: the no-EMI or fixed-EMI scheme is promoted by Tata Capital, the developer still demands instalments as per the standard payment plan set out in the Agreement to Lease, and liability for EMI and interest sits between Tata Capital and the home buyer.

In other words, the scheme changes who carries an instalment and when, not what the developer is owed under the agreement. The “10%” in the headline is a share of the price, not a rupee figure we are printing here; ask the desk for a dated cost sheet if you want that in writing. The statutory position underneath any scheme does not move either. Under Section 13(1) of the RERA Act 2016, a promoter may not accept more than ten per cent of the cost of the apartment as an advance or application fee before a written agreement for sale is executed and registered, whatever payment structure is being offered.

What did our desk see at Eldeco 7 Peaks on 10 September 2026?

Our desk visited the site on 10 September 2026, ahead of the Privé weekend. Construction is at the initial stage across the plot, and we are not publishing a construction photograph today. Three towers are open for booking: Denali, Everest and Kili West. Kili West had very few units left at the time of the visit. The remaining towers were not yet open for booking.

The pull for most buyers on-site is the open, green-belt view in front of the towers, roughly 300 metres of it. Buyers here are mostly end-users, and buyers from Mumbai respond to this pull. One more fact our desk confirmed on the visit: every flat has VRV, variable refrigerant volume, air conditioning, printed in the developer's specifications and confirmed by our desk on site on 10 September 2026.

Our desk quotes Eldeco 7 Peaks Residences from ₹2.19 Cr*, per a site visit on 10 September 2026, with the asterisk meaning terms and conditions apply. That is the only rupee figure on this page. The invitation itself names 3 and 4 BR homes. The developer's standard construction-linked payment structure has its own names and stages. The Tata Capital scheme above is a financing arrangement on top of that structure, not one of the developer's payment plans.
