Eldeco 7 Peaks price: what sits on top of the per-square-foot rate.
Eldeco's price list for 7 Peaks, dated 22 August 2026, names seven charge heads on top of the per-square-foot rate, and the floor-based one among them does not simply rise with height. It is highest on the first two floors, not the top ones. This page names each head Eldeco charges, what sits outside Eldeco's price altogether, and where the exact figure for your own unit comes from. Registered as UPRERAPRJ106523/01/2026, RERA declared completion date 14 November 2030.

Eldeco's price list adds seven charge heads on top of the rate
Eldeco 7 Peaks Residences is priced at Rs 13,000 per sq ft* super area, plus other charges, as on 22 August 2026 (developer price list). That per-square-foot figure is the starting point, not the total. The same price list names seven more heads that sit on top of it: the preferential location charge, a car parking charge (with an optional additional car parking charge), the club development charge, the IFMS deposit, lease rent, a power backup charge, and advance maintenance.
The IFMS deposit and advance maintenance are payable at the offer of possession. The car parking charge, the club development charge and the IFMS deposit are lump sums the price list sets the same for every buyer. Lease rent is charged per square foot, advance maintenance per square foot of carpet area per month, and the power backup charge per KVA against a minimum set by unit type, so those three move with the unit, and the preferential location charge moves with its floor and facing. The figure against each head is on the dated cost sheet the desk sends for your specific unit, not on this page.
The preferential location charge has two parts, and the floor part is not a straight ladder
The price list splits the preferential location charge, usually shortened to PLC, into two kinds. One is set by which way the apartment faces: a home that looks onto the park or the club carries one charge, and a home facing the green belt or the 130 Mtr road carries a smaller one. The other is set by floor, in six bands running from the first floor to the twenty-fifth.
The floor-based charge is worth reading carefully, because it does not simply rise the higher you go. It is highest on the first and second floors. It drops sharply on the third to fifth floors. From the sixth floor it climbs again, reaching a second, lower peak between the ninth and eighteenth floors, then eases down through the nineteenth to twenty-first and falls to its lowest of the six bands on the twenty-second to twenty-fifth. Which band and which facing apply to a given unit, and what each one adds, is on the cost sheet for that unit.
Stamp duty, registration and GST sit outside Eldeco's price altogether
Stamp duty, registration charges, GST and other government taxes, duties and levies are not part of any of the seven heads above. The price list states these are borne by the applicant on an actual basis, meaning whatever the government charges at the time, not a figure Eldeco fixes in advance. Build an allowance for these into your budget separately from the unit price and the charge heads.
The channel-partner rate is desk-stated, and so is the waiver it is said to carry
Vidastu Advisory is a UP-RERA registered agent, UPRERAAGT000309/01/2026, and an authorised channel partner for this project, not the developer. Booking through this desk, a separate channel-partner rate applies. A channel-partner rate for this project is stated by the Vidastu desk and is not printed on Eldeco's price list. The desk also states that certain charge heads are waived on that rate, and Eldeco has not yet confirmed that list in writing to this desk, so it is not named here. Ask the desk to put the rate and the waived heads in writing on your dated cost sheet before you treat either as settled. What a channel partner is, and how booking through one works, is explained on the channel-partner rate page.
How to read your own unit sheet
A complete unit sheet starts from the base price for your unit's super area, adds the preferential location charge for its facing and floor band, then adds the car parking, club development, IFMS, lease rent, power backup and advance maintenance heads at the figures set for that unit, and finally notes stamp duty, registration and GST on actuals. The cost calculator itemises each of these heads for a unit, facing and floor band you choose, from the same price list. Message the desk on WhatsApp, 98114 05300, and ask for the dated cost sheet for your exact unit: it carries every figure this page has deliberately left out.
What stays capped whatever the charges add up to
A promoter may not accept more than 10 percent of the price before a registered agreement for sale, under Section 13 of the RERA Act 2016. That ceiling applies to Eldeco 7 Peaks Residences whatever the charge heads add up to. Pay only Eldeco Homes Developers Limited, the promoter named in the registered agreement, and never an individual.
The printed BSP and every charge head above come from Eldeco's price list, dated 22 August 2026 and read by this desk on 24 September 2026. The project's registration, UPRERAPRJ106523/01/2026, and the full price and payment pages are at the RERA record, the price page and the payment plan page. The register itself is at up-rera.in.

Price and cost questions buyers ask about Eldeco 7 Peaks
What is the price of Eldeco 7 Peaks Residences?
The printed basic price is Rs 13,000 per sq ft* super area, plus other charges, as on 22 August 2026 (developer price list). Booking through Vidastu Advisory, a separate channel-partner rate also applies, but that rate is stated by the Vidastu desk rather than printed on the price list, so ask for it in writing. Either way, your unit's full total depends on its size, floor and facing, and that total is on the dated cost sheet, not on this page.
Besides the per square foot rate, what else do I pay for?
Eldeco's price list names seven more heads: the preferential location charge, a car parking charge, the club development charge, the IFMS deposit, lease rent, a power backup charge and advance maintenance. Stamp duty, registration charges and GST sit outside all of these, on an actual basis. The figure against each head for your unit is on the dated cost sheet.
Why does the floor I choose change the price?
The price list charges a floor-based preferential location charge in six bands running from the first floor to the twenty-fifth, and it is not a straight ladder: it is highest on the first two floors, drops on the third to fifth, climbs again through the middle of the tower, and is lowest of all on the twenty-second to twenty-fifth. A separate charge applies by facing, depending on whether the unit faces the park or club, or the green belt or the 130 Mtr road.
Is there a different rate if I book through Vidastu?
A channel-partner rate for this project is stated by the Vidastu desk and is not printed on Eldeco's price list. The desk also states that certain charge heads are waived on that rate, and Eldeco has not yet confirmed that list in writing to this desk, so it is not named here. Ask the desk to put the rate and the waived heads in writing on your dated cost sheet before you treat either as settled.
What charges are not included in Eldeco's price?
Stamp duty, registration charges, GST and other government taxes, duties and levies are not part of Eldeco's charge heads. The price list states these are borne by the applicant on an actual basis, meaning the figure the government sets at the time, not one Eldeco fixes in advance.
How much can a promoter ask for before the agreement for sale is registered?
A promoter may not accept more than 10 percent of the price before a registered agreement for sale, under Section 13 of the RERA Act 2016. That ceiling applies whatever charges sit on top of the rate. Pay only Eldeco Homes Developers Limited, the promoter named in the registered agreement, and never an individual.
