What a buyer should distrust is any claim that fits none of the three, and the sections below say which of those we hear most.

What the UP-RERA register backs

Five facts about Eldeco 7 Peaks Residences rest on the register itself, read from a copy of the UP-RERA register dated 29 July 2026 and verified again on 31 August 2026: the number UPRERAPRJ106523/01/2026, registered 28 January 2026; the promoter, Eldeco Homes Developers Limited, applicant type company; the address, Plot GH-01 and GH-01A, Block A, Sector Omicron 1A, district Gautam Buddha Nagar; the declared completion date, 14 November 2030, as the register's own field; and the complaint count, 0 against the project and 0 against the promoter. The register's latitude and longitude fields are empty for this project, which is why the map position on this site comes from the developer's own location map.

Read the completion date as the register prints it, a declared date on a registration, and not as a handover promise from this desk. The desk's RERA page carries the record field by field and the possession date page reads what the date does and does not commit.

What the developer's documents print

The physical claims rest on the developer's January 2026 launch documents: seven towers, Asgard, Blanc, Crestone, Denali, Everest, Kili East and Kili West, at stilt plus 30 floors with four homes to a floor; six typical plans, five 3 BHK from 1,825 to 2,100 sq.ft super and 990 to 1,140 sq.ft carpet, and one 4 BHK with a servant quarter at 2,850 sq.ft super and 1,552 sq.ft carpet; a specification sheet that prints VRV air conditioning in every room; a clubhouse with four pools on the amenities list; and a site plan that draws a 100 metre public green belt along the western edge with the 130 metre main road beyond it. The developer also credits its architects and landscape consultants in the documents, and the desk's who is building page reads those credits as printed.

These are printed claims, checkable against the page they sit on, and the desk's floor plans, specifications, towers and amenities pages carry each document as printed. The renders on this site are the developer's artistic impressions, not photographs; construction is at the initial stage.

What our desk saw on 10 September 2026

Three things on this page are the desk's own and are dated so a reader can weigh them. First, the desk confirmed the VRV air conditioning line on site, so that claim moves from printed to printed and checked. Second, the desk walked the frontage and found a second green belt beyond the 130 metre road, which is why it describes about 300 metres of open ground in front of the towers; the 100 metre belt and the road are the developer's figures, the second belt and the total are ours. Third, Denali, Everest and Kili West were open for booking that day and Kili West had very few units left; the other four towers were not yet open. Availability changes daily, and the desk confirms tower, floor and plan in writing before any money moves.

The price line, and what stays in writing

Eldeco 7 Peaks Residences is priced from ₹2.19 Cr*, per our desk, 10 September 2026, *terms and conditions apply. That is the whole of the price claim this desk makes in public. The developer's price list adds PLC, car parking, club membership, IFMS, lease rent, power backup, GST and registration as separate lines above the base price, and the dated cost sheet for a given plan, tower and floor, with a rupee figure against every head, comes in writing on WhatsApp. The desk's price page names the heads and the payment plan page decodes the six plans the developer prints.

What this review does not do is forecast a return or an appreciation. No figure on the register or in the developer's documents supports one, and a channel partner who offers one is speaking outside the record.

What to settle in writing before booking

Five checks close the gap between this page and a booking. One, open up-rera.in, search UPRERAPRJ106523/01/2026, and read the promoter, the address and the completion date on the register's own page. Two, ask for the unit drawing of the exact flat and read the RERA carpet on it against the six plans the developer prints. Three, ask for the dated cost sheet for that flat, every head with a rupee figure. Four, ask which tower and floor is being offered and confirm it against the list of towers open that day. Five, read the Agreement for Sale before paying anything beyond a token, because it is the document that binds the drawing, the price and the date, and this page binds nothing.
