The towers face a green belt, with about 300 metres of open ground running in front of them, and that open outlook is what our desk found buyers responding to on the visit, particularly buyers from Mumbai.

Booking status on the same visit: Denali, Everest and Kili West are open for booking today. Kili West had very few units left when our desk visited on 10 September 2026, a dated observation about that one day rather than a running count. The remaining towers, Asgard, Blanc, Crestone and Kili East, are not yet open for booking; ask the desk for the current tower-wise status before you shortlist a plan, rather than assuming "not yet open" means anything about demand.

How to check a view for any project in Greater Noida

The same four checks apply whatever the project, and you can run all of them before you pay a rupee.

First, ask which of the four things, a notified green belt, a road edge, a plot boundary or a sector layout, is actually behind the open space you are looking at. If the answer is none of them and the space is simply an empty, sanctioned-for-development plot, treat the view as temporary and price it that way in your own head.

Second, ask for the sanctioned layout plan as well as any brochure map. A sanctioned layout plan is a regulatory document that names the same green belts, road widths and plot designations regardless of which unit you are being shown.

Third, separate the project's own registration from the land-use question. The project's UP-RERA registration tells you the project's own address, promoter and declared completion; it does not certify what is permitted on the plot next door. For that you need the sector layout, a different document held by the planning process rather than by the project's own filings.

Fourth, walk the specific tower and floor, not the sample flat. A site plan tells you what can be built; a walk tells you what is actually in front of a given window today, at a given height. Do both before you decide the view is worth paying a premium for. Ask the desk to put its own answers, on the project's registration and site plan, in writing; the sector layout plan sits with the planning authority rather than with the desk, so check that one yourself alongside what is said on the day of a site visit.

What to ask the site office before you pay for a view

Five questions, in this order, each aimed at one of the four checks above.

  • Which plots border this specific tower, and what is their sanctioned land-use designation: green belt, road, residential, commercial or institutional?
  • Is the open ground in front of this tower a notified green belt, a public road, or an undeveloped plot that could carry a future building under its own sanctioned use?
  • Can I see the page of the sanctioned layout plan that covers this specific frontage, rather than a brochure map of the whole project?
  • Which floors and which specific units on this tower have a documented line to the open ground on the sanctioned plan, not just from the sample flat I have been shown?
  • If the land-use classification of a neighbouring plot were to change in future, through what process would that happen, and where would that change appear on the public record?

Ask for written answers, dated, alongside a verbal assurance on the day. A view is worth paying for once you can point to the document that holds it open, not before.
