These 29 registrations sit under 19 distinct sector or block labels on the register, as filed, ranging from a single project in sectors such as Sigma III, Eta-2, Zeta-I, Alpha-II, Ecotech-12 and Sector 2, up to four in Sector 12: Ashtech Presidential Towers, Eldeco La Vida Bella, ACE HANEI and VVIP Addresses Greater Noida (West). Not as a row in the table above, and it is worth saying plainly why. Eldeco 7 Peaks Residences, registered 28 January 2026 under UPRERAPRJ106523/01/2026 to promoter Eldeco Homes Developers Limited, at Plot GH-01 and GH-01A, Block A, Sector Omicron 1A, with declared completion 14 November 2030, is a Greater Noida registration from the same era as the 29 above. But it does not appear as a row in this particular cohort extract of the register mirror, and the reason sits in that address text: the filed register address reads "Sector Omicron 1A" without the words "Greater Noida," while every one of the 29 filed addresses in the table above carries those two words. We would rather say that plainly, as what the address text itself shows, than quietly fold 7 Peaks into a table it is not actually a row of.

What this cohort does carry, from the Eldeco name, is one project: Eldeco La Vida Bella, registered 26 April 2024 under UPRERAPRJ136219/04/2024, promoter Eldeco Real Estate Limited, at Sector 12 (its filed address reads "GH-02 C, sector 12, Greater Noida", the string the cohort filter matched), declared completion 16 January 2029. 2. The promoter's other registrations. Search the promoter's name on up-rera.in and see what else is registered against it; a promoter with one project on record and a promoter with a dozen are different things to check, not different things to assume.
3. What is on the price sheet, and what is gated. Ask for the current, dated price sheet in writing, and note which figures it prints openly and which ones (PLC, parking, club, IFMS, lease rent, GST) sit behind a further conversation. A sheet that will not date itself is a sheet to be careful with.
4. The possession clock as printed. Note the proposed start date, the proposed period in months and the declared completion date, read all three as filed fields, and check the possession clause in the proforma agreement for sale rather than a verbal date.
5. The exit path. Ask, in writing, how the project's documents describe the move from an allotment letter to a registered agreement for sale, and what its stated assignment or transfer rules are, before you rely on being able to sell an allotment on rather than a completed flat.
