Pre-launch projects in Greater Noida, 2026: what the register actually shows. Twenty-nine registrations since 2024, read one filing at a time.

What "pre-launch" means, and what the register does not say

"Pre-launch" is a phrase a sales desk uses, not a status UP-RERA assigns. Search the register for a project and you will find a registration date, an applicant type, a promoter name and a declared completion date. You will not find a field called pre-launch, launch or soft launch. Those words describe how a project is being sold at a given moment, usually before a full price list exists or before booking has opened at all, and they change with the calendar; the register's fields do not.

That gap matters because "pre-launch" is also the phrase attached to an early, lower price. A number quoted against pre-launch is a sales term, not a register fact, and the two are worth checking separately: the registration on up-rera.in first, and what a desk means by pre-launch, second.

None of this makes pre-launch pricing wrong. It makes it undated unless someone dates it. A price list with a date printed on it is a fact you can hold a desk to; the same figure repeated over WhatsApp without a date is a number that can move without anyone having to say so.

A search for names, not a mood

Typed into a search box, "pre launch projects greater noida" is a request for a list with names on it, registration numbers beside them, not a description of a feeling a hoarding is going for. This page answers that request the way the register answers it: by project, by number, by the date UP-RERA actually filed it.

That is also why a ranking has no place here. The register does not rank projects against each other, and neither does this page; it reads each filing on its own terms and leaves the comparing to you, armed with the numbers to do it.

Twenty-nine Greater Noida registrations since 2024, by year

Reading the UP-RERA register for Greater Noida turns up twenty-nine new project registrations dated between 2024 and the register read on 29 July 2026. Grouped by the calendar year UP-RERA recorded each one:

The register read is dated 29 July 2026; a registration filed after that date is not in this count. Twenty-nine is the read, ten plus thirteen plus six, not a running total that updates itself. Ten filings landed in 2024, thirteen in 2025, and six in the seven months of 2026 covered by this read; those are three counts from the same register, not a rate projected forward into the rest of the year.

The six Greater Noida registrations dated 2026

Six of the twenty-nine carry a 2026 registration date, in the order UP-RERA registered them:

Sector labels above follow the register's own wording; only capitalisation and spacing have been evened out for this table, and nothing about the underlying plot or sector cluster is changed. That is why Delta appears four ways among the six 2026 rows: Sector Delta-1, Sector Delta 1, Sector Delta -1 and Sector Delta-2 name four different filed plots, C-8, C-4, C-5 and SLC-8/G/2, all in the same government sector cluster, not one project spelled four ways.

Each of the six also carries its own declared completion date on the register, printed as that field, not worked out from any other one: KB West Walk, 28 October 2030; Levante Metro Walk, 30 December 2030; Delta Square 1, 9 January 2031; Kaveri City Centre-2, 7 January 2031; KB Central, 31 March 2031; and Lifestyle Central, 8 April 2031. Each is what its promoter declared to the authority on the filing, not a completion the authority guarantees.

What to ask a desk that calls a project pre-launch

A desk is free to call a project pre-launch. A buyer is free to ask for the four things that turn the word into something checkable:

• The registration number. Search it yourself at up-rera.in before relying on a screenshot, a brochure or anyone's word, ours included.
• The collection account. Ask which account a payment would go into, and whether it is the account named in the registered filing, not a personal or unrelated account.
• A dated price list. A price with no date printed on it is a starting point for a conversation, not a price. Ask for the date.
• The EOI refund line. If an expression-of-interest amount is being collected, ask in writing whether it is refundable and on what terms, before you pay it, not after.

None of the four requires trusting the desk. All four are checkable against paper, and a desk with nothing to hide will hand over all four without treating the request as an insult.

A fifth habit costs nothing and covers the other four: write down the date you asked, and the date whatever you were told or shown was itself dated. A verbal "current price" from a phone call carries no date at all, which is exactly the gap a printed price list closes.

Where Eldeco 7 Peaks Residences stands against this set

Eldeco 7 Peaks Residences, at Sector Omicron 1A, Greater Noida, is registered under UPRERAPRJ106523/01/2026, filed 28 January 2026, with declared completion printed on the register as 14 November 2030. The promoter of record is Eldeco Homes Developers Limited.

It is not a row in the twenty-nine-registration cohort above, and the reason sits in the address text: the filed register address reads "Sector Omicron 1A" without the words "Greater Noida," while every one of the twenty-nine addresses carries those two words. It is still a Greater Noida registration from the same era, filed within the same window as the six above.

Three of its seven towers, Denali, Everest and Kili West, are open for booking, per our desk's site visit on 10 September 2026; Kili West had very few units left when our desk visited that day. The remaining towers are not yet open for booking. That mix, some towers open and some not, is itself the plainer register-adjacent test of where a project stands: a project at the pre-launch stage has not opened booking, and this one already has three towers open and a dated price sheet from our desk.
